Network and see if you can find some people that own small apartments in your area. Books are great however, real life experiences is better.

The first deal is always the hardest. I have been in the single family rental industry starting in 1998 however, buying an apartment was way beyond my RE knowledge. Now after my first deal, and building my team, I know what I have to do on the next one I buy.

We use a TAA (Texas Apartment Association) lease, It's 6 pages. Well worth the money we pay yearly for the service.
