I'll take a good and dependable plumber over cheap any day! That’s why I mainly use one, not cheap but very good.

@Zane Gifford No, it would have needed major renovation so we decided to pass because it didn't fit our plan.

I'm going to look at an off market small MF today. I've know the listing broker for years, I bough my first MF from him. He knows what I'm looking for and that I can close. So, he contacted me first before it's listed.

Can't say much on SFH because I'm more focused on MF. However, as @Belinda Lopez said, there are some fly-by-night contractors so you have to do your vetting. I stick to a couple of guys I have been using for years. Not cheap but trustworthy and good. The only problem is they are very busy right now.

I dress up in jeans, nice shirt, and boots (even to church). I let my credit and net worth speak for me. However, my boots cost more than most people’s suits. :-)

I had a mentor tell me on several occasions, "Don't buy condos!" he owns 1000+ doors and other commercial properties so, I listen to his advice and passed or multiple condo deals.

Now, years later, when I think of condos for investments this saying keeps coming to mind. "Insanity is doing the same thing over and over again and expecting a different result."  :)

@Mark Sewell I have been focusing on small towns outside of the Houston area. Brennan, Katy, Bellville, Sealy and, also Brookshire. My goal is to run my PM all over the place :-).

Unless you can buy the whole complex, I would stay away from condos otherwise you are chasing money as @Bill Spell said. You give up too much control with HOA.

I talked to my PM about the market in Houston. She said that they have no vacancy with all the properties they manage, a very large portfolio of SFH and small apartments. They are also adding another 30+ homes that are at 100%. All my properties are at 100%. I am also looking at another small apartment outside of Houston that is also at 100%.

When we had product sitting it was because of all the rentals hitting the market at the same time. So, I still see opportunity here, it just takes me a little longer to find a RE deal that works.

My guess would be that the big national RE investment funds are chasing other markets that are hot.
