scam. they will do a great job of selling you on one of their packages. I have a friend whose boyfriend was duped into spending upwards of $30K!!!! terrible support after he bought, no real help etc etc. nothing you can't get for free here

I look for buyers who buy regularly and with cash or a line of credit that they own. But that is the ideal buyer. Any sane wholesaler is not going to turn down a buyer coming to them asking for deals even if they can only buy 1/yr. It barely takes effort to add your name and email address to their list when they send out available properties.

I assume you have decided on a particular niche for your investments - either by price, zip code, neighborhood, school district, etc. That will help keep you top of mind when a wholesaler gets a deal that fits.

Often times, and this is how I approach it, wholesalers will find buyers, ask them what they want and then go find it. And because you are buying fewer than other bigger investors, you may be able to outbid them on a particular deal. Just make sure you make money too.

Hi guys - I'm in the process of rebuilding my wholesaling business and have been inspired by the 4 Hour Work Week and the 80/20 Principle. I've found that it can be very time consuming and am especially interested in automating and outsourcing as much as possible. I fully realize that I will not be able to remove myself completely, I just want to be able to run it from anywhere with minimal input from me. I also know there are BP podcast episodes that cover these topics and I've listened to them several times.

But I still have a few questions for all of you wholesalers...

  • What have you found to be the most effective uses of your time?
  • Where do you find that you get caught up in busywork and how have you dealt with that?
  • What steps have you taken to remove yourself from your business? Which of those has been the most important/beneficial for you?
  • With regard to marketing specifically - have you found the 80/20 principle to be true? specifically that 80% or more of your leads come from 20% or less of your marketing channels. If so, which has been most effective for you? Direct Mail? Online Advertising?

@Kristi Moore Hopefully I'm understanding your question correctly...

I've never heard that it is illegal to advertise wholesale deals online...IF you are a realtor then your local MLS and your state will have specific rules and laws about what disclosures you must make to sellers as well as buyers, but it is still perfectly legal as far as I know.

When you have a signed contract with a seller it should very clearly illustrate that you intend to either resell immediately or put a tenant in there for a profit AND that by entering into a contractual agreement with you they are allowing you to advertise the property as needed.

Plenty of people from Texas in the house, @Jerry Puckett can you verify Texas law for us?

geez guys, seriously? you sure as hell know how to take the fun and excitement right out of a thread!

Doug seems to just be having a little fun and feeling (rightfully)excited about wholesaling this deal! he said exactly what he did and estimated how much time those activities took on this one deal! he isn't saying he ALWAYS make $256/hr, just that he did on this ONE particular deal. He didn't talk to a bunch of leads to get this one - he submitted a bid on this ONE property, etc. His statement is absolutely valid.

you don't like his subject line? i honestly don't think a single person other than you two has a 'problem' with it. I'm sure you guys are great at what you do and are very successful, but please, lighten up.

looking for savvy brokers in southern illinois
