Wholesaling Advertisements Online

I am still a newbie so please bear with me. I have been reading about people wanting to advertise the properties they are wholesaling and how they do it. I just wanted to know if it is entirely legal to advertise properties that are being wholesaled? I may be way off, but I was under the assumption (I know you should never assume anything) that wholesaling was done through networking such as specifically looking for properties that you already know a specific investor would go for or having a list of investors that you could send the info on the property to.

I'm assuming (bad habit @Kristi Moore) that if you have the property under contract, you can advertise it.

It's an ongoing debate whether you should have a buyer's list before getting properties under contract for wholesale, or find the deal first, then find buyers.

Finding deals first: People in this camp would say if you have a great deal, the buyers will come.

Buyer's first: In this camp people say it eliminates a lot of pressure when looking to get the property out of your hands quickly. In most cases, the seller is distressed and most likely needs the deal to close asap.

It comes down to preference and what you're most comfortable with but ultimately, WHATEVER WORKS for you.

I'm a newbie as well, so i'm looking forward to some of the pros inputs. In any case, best wishes to you Kristi!
