You should be able to find a company for less than $1000 a year under an LLC. I got quite a few clients in the Allentown area with LLC whose premium ranges from $500 to $800 for 1 to 2 units. What matters is the condition of the rental property, any vicious or prohibited pets, etc. The companies that likes rentals will do it with the LLC with no additional surcharges.

As another agent said, Foremost or American Modern should do it with no issues.  You can google independent agent/broker in the city and they will have access to one or both companies.

Are the two properties you are closing on currently rented or will it be vacant/under renovation?  You will need to insured for the correct situation.  If vacant/under renovation Foremost or American Modern are a market.  For properties that are rented out Erie, Safeco, Philadelphia Contributionship are a market  You will be able be able to access them through an independent agent/broker.

Welcome @Dan Royer. I manage my own rentals as well.  I do hear good things about Cassidon Management.  If you ever do decide to screen your own tenants, I use My Smart Move for the credit and background checks.  Additionally you can use the PA dockets to check if they have any prior eviction action against them in PA.  This is public records and free to use.  Google PA Dockets.

Sounds like a good deal.  I include sewer and water in my rent too.

@Matt A. You can leave the county blank when you search the Magisterial District Courts and it will search all the counties with that name.  Use the search by name option.  You can pinpoint it further by birth date.

So the seller is selling the 4plex based on potential market rate rent roll, but don't want to raise the rent to get there first and then sell?
