Oh, yeah. OP asked for suggestions. Really, all the carriers I know of will write it with baseboard heat.  I am actually curious as who the carrier is that won't write it.

PA agent here.  As long as there is heat, it's a non issue.  So baseboard heat is fine.  Most of my carriers only care if there is no heat or a wood stove as primary heating source.

As long as you deposit it as a check written out to the tenant, I don't see any issues.  No different if he would to deposit himself when you write the check to him.  The only difference is that endpoint is you going to the bank vs him.
