The companies will vary to to state, but you can give Guard Insurance a try.  Also Google independent insurance agent/broker, "property city" to find a local insurance agent to the regional companies for your state.

Hi @Brandon Peaker you will need to get a Dwelling Fire policy.  DP3 is what you would want for 1 to 4 units.  5 or more units you will need to go get a commercial policy.

@Judy Lipinski I may be biased, but I would say myself, lol.  You can also Google Pittsburgh independent insurance agency if you want a local agency.  @Casey J Burkhead had posted in this thread too and he is near your neck of the woods in Beaver Falls.

Hi @Judy Lipinski,

If you are already working with an independent agent or broker, you should be fine where you already are.  It's service, knowledge and how fast they answer your questions that differentiate agencies. They should have the carriers to meet your phases of investment.  Eg, Foremost or American Modern during the vacant and under renovation phase.  Philadelphia Contributionship is where I normally place once it is rented out.  Erie and Safeco are also competitive in the Pittsburgh area.  Especially if you have your primary home and auto with Erie.   Their umbrella policy is great too if you want to add your rentals to it; although there is a limit to the amount of units you can add to the umbrella.

Hi @James Zhang. @David Ribardo provided some great advice. You are better going the FSBO or the real estate agent channel before the wholesaler route.

Florida is unique due to the coast.  You will be better served by searching for an independent agent or broker who knows the local market and has access to the carriers that does business in Florida.  An out of town agent wouldn't work will in this case.  You can also try add your property in Florida to your Maryland umbrella policy.  Most carriers should allow it provided the underlying coverage is there.  Your MD agent can help you with that.

Hi all,

As a member who has been on Bigger Pockets for a couple years, I had a few BP members contacted me regarding insurance for their properties in Pennsylvania.  I wanted to open myself up further. As an investor myself, I know what coverage one should get while looking at at bottom line.  We do insurance for properties owned under LLCs, trusts, individuals, etc. You are welcome to contact me should you have questions.  The best way is to contact me directly by email or phone.  Things get busy at the agency and often times I don't check Bigger Pockets regularly.

@Cody Jensen This will depend on the companies.  A couple of my companies won't do flat roofs at all or surcharge for it.  Others don't care.  So basically get an agent that can do the shopping for you and know their carriers guidelines.
