Post: Recommendation - Las Vegas PM

Fellow investors,

Come late August, I will be placing a condo on the market for rent in the southwest part of town near the 215 curve.  I will be moving out of state so I am seeking recommendations for competent Property Managers.  I am seeking a PM who is willing to provide great and TIMELY customer service to the renter in addition to the basic functions of a PM.  If any of you could send me a recommendation, I would appreciate it.  I will be sure to let them know who recommended me in case they give a discount for referrals.

I think the most viable way of making any game that is REI-based would have to combine features from other games. For example, the quickest way to a game would seem to be a subset of SimCity. In this game, the mechanics and algorithms are already put in place for simulated property values that fluctuate based on population, proximity to pollution, proximity to commercial, hospitals, fire, police, water, and etc. A game like The Sims may have an engine in place to guide the preferences of citizens. From that point, some sort of banking engine would need to be involved that was sophisticated enough to handle and understand trivial to highly complicated financial transactions.

In any case, it would be fascinating to a small niche of people (myself included) so not too likely to become a commercial success.

I would like to suggest a consideration in tile.  Much like yourself, I found myself with the same question as you.  It was also suggested I consider vinyl plank flooring, as well.  My GC was the one who suggested tile given my concerns about upkeep, maintenance, and etc.

At first, I was skeptical and not a fan of the tile idea (personal preference).  However, when emotion was put aside, coupled with some shopping for tile, I realized it was the best option (for me) for the long haul.  We were able to local a discount tile place that had 20"x20" tile on sale for $0.89 a square foot (down from $1.69 a square foot.  It is installed and the place looks great.

Given you are in a snow area, the tile may not be a good choice as tile doesn't self heat.  In any case, I wanted to kindly offer the option that was given to me that I would never have considered otherwise.  Good luck with whichever option you choose.

All,

I would appreciate some clarification from those of you with more experience than I have.  I have a condo in Las Vegas I will be putting on the rental market in 7 months.  I vacillate between carpets and hardwood.  The current carpets MUST be replaced due to staining from previous renter.  Specifically, I am concerned with how often I will need to replace either floor given animals, scratching from furniture, and etc.  If someone with practical experience could weigh in, I would appreciate it.  Or if there are details or considerations that you could offer, again, I would be appreciative.

It isn't cheap, but Quietrock works. It is basically sheetrock but designed for sound abatement.

All,

I own a couple of properties (1SFH and 1 Condo). I would like to expand my portfolio (still undecided on buy-and-hold vs rehad/flip). But the issue that confronts be is liquidity. It is not there for me. I have read that partnering is the "bet way to go." Yet, I find myself having fear of being screwed over or whatnot. Can anyone provide advice or anecdotes on how they may have dealt with this?

Hello All,

Usually i rely on the ratings on Amazon.com for my book purchases. however, I thought I would see what the members of BP would suggest. I am looking for a book discussing the purchase of commercial real estate. Specifically, I am looking for something that can give some insight as to acquiring investors and what specific information would assist potential investors?

Anyone have anything they would recommend?
