@Phillip Dwyer - Not sure that this point. I recently came back to Vegas and I am currently living in the condo I originally purchased to rent out several years ago as the tenant moved out.

Right now my liquidity is REALLY tight so I am trying to decide how I want to proceed; and in what market (Vegas VS Austin). My two forays into real estate investment were done sort of amateurish. I say that because I am able to make a positive cash flow but it is minimal ($150+) per motnh. These are buy and holds. What I am hoping is to learn more about analysis in order to maximize cash flow, etc. I am also interested in learning more about rehabs and more shorter-term options for real estate investments.

Hello to all,

New to the board. I like what I have read so far. I live here in Vegas and I have a rental out in Austin, TX. Looking to expand my knowledge, maybe partner on some deals, learn more about investment analysis, investment financing options, and etc.
