I can address more specifically described property types with basic goals.....are you speculating, want existing buildings or build to suit, any owner occupied aspect, any specific industry, long term hold or what?

This makes a difference in looking for a property. While you might find general listings, those may not be great deals and that market is very slow moving. Look to specific industries, professional publications. For example, look at auto deal association trade publications, they often have classifieds with dealerships for sale, paint shops and body shops for sale or lease and those seeking opportunities.

Knowing those involved in an area in an industry is where you begin, look to solve their desires, they may need to buy or sell and these are off the market deals, which how much of commercial is transacted, within the business community. :)
