Your PM should already have filed for eviction when they did signed a new leese.

@Josh Levinsky the main objective to invest with rentals is to have positive cash flow , regardless if class A or C neighborhood. I would rather be investing in class C making money than on any type loosing money. You may want to get into an  up and coming areas where prices relative cheap  and the property is not in terrible shape, just to get your feet wet and don’t get overwhelmed .

If you started 3 years ago when it was  cheaper,  you may already have a couple of properties by now. Just get started big or small as long the property has good cash flow .

You may want to visit the property and access it yourself or call carpet companies to get a bid

I would hold the property since it’s already fix and has positive cash flow. By keeping the property you generate income , it appreciates in value and your not paying for it. 

If you sell it , no income , pay capital gains and will have cash to burn . If you will invest it , where can you park that money to generate the same income?

I have used Maxforce FC Magum by Bayer to kill German roach infestation, remove all outlet and switch cover and dab a pea size of maxforce behind the cover. Do the same behind the fridge , dishwasher and under the sink. It takes a week or more to eradicate it. Get the gun applicator to have a better control spreading it.

@Ashley Gish I would invest in real estate that would compliment your career. Say if your a primary care , find a property that would cater to your practice . The property is a separate business right , rent it to your self , build a client base , hire or partner with another doctor , repeat the process . Then sell the real estate and practice , pay off your loan then retire .
