You may be looking at $150 - 200 materials and labor . 

My suggestion is to keep it since it has positive cash flow. If you sell it , where can you put the proceeds that will earn $270 a month? 

Transfer all utilities to your name , insurance coverage and have have contractors scheduled for the rehab. 

I will leave it as it is if you don’t need the extra cash specially if your mortgage payment pays more towards the principal than the interest . 

What is your goal anyway ? That would help you decide what to do with it.

Hi BP folks , I will be closing on a quadplex this Friday which is fully occupied. Does anyone has a checklist of things to go through at closing and days after the closing ?

If the tax and insurance has gone up that much they surely will understand . 

Start networking with folks that you will need help from .Mortgage broker, insurance broker ,  Real estate agent , property manager , lawyer , CPA , painter , plumber, roofer , flooring , AC , general contractor and other trades.  Call around and ask how much it would cost to hire one . Set up alerts on Zillow or realtor sites for properties your interested . 

I’ll go find another property unless you can get it for $100k

Need to evict them or pay them to move out .
