@Alex Gonzalez is the property in a good location ? Can you afford the mortgage not having a tenant? Are the upgrades really needed now and will it add value to the property when you refi ?

Buying in most cases is the better choice but you have to consider what to buy and if you can afford it. If this will be your primary residence, an FHA loan make work for you. Run your numbers for that is what will help you decide how to move forward.

I would just clean the cabinets well, make sure everyting is functional. Drawers easily opens and close , doors stays close , gas range and oven working . Maybe put liners inside or change the hardware. Just save as much money for repairs for it still looks decent

@Alvaro Leis rent will be $900 up , here is one the same neighborhood of my rentals for sale , this one could be rented for $1000 or more

Start with house hacking , buy a duplex stay in one unit and rent the other door.

Im my opinion , it will be better just to sell the home hold on to the cash proceeds and buy a duplex , triplex or quad and stay on one of the unit.  Tax , insurance goes up every year , so your negative cash flow will just get bigger. Also any maintenance needed will add up easily. You cannot simply assume it will only be $3600 a year.  Not sure about your financials or income , can you say without a doubt you can pay both mortgage? or how stable is your job?

Try searching Stockbridge and Jonesboro area , my rentals at most has only a month of vacancy .

I have read in BP that California has rental laws that are favorable to tenants , you may want to research on that or find a good lawyer.

Congrats @Michael Fitts ! , it felt good right , as you may know put aside rent  money for Tax and insurance if you don’t have an escrow and reserve for any repairs .
