@Zachary S. There are portable AC you can buy while trying to find a AC guy .

@Joe Villeneuve I used to pay cash before back in the days when the market was down for it was affordable . A 100k can buy 4 to 8 properties depending on the condition and location. Those days are long gone , the same money today will only buy 1 maybe 2 for a dump unit, at least on the market I was playing , just outside the Atlanta perimeter.

If you have cash , you can buy the first one doing the Brrrr method which you can read more here in BP. This will catapult your investment to the next level.

If you pay cash and get burned you lost all your capital and only 20% if doing a loan.

@Aaron Jackson ,search for the ff: home inspector , insurance broker, property manager , contractor and then the next property . Check with the auction company what you need to prepare for the closing . 

The counter top is laminate and tiles came from HD , I have a revolving credit and usually get a 24 month deferred payment with zero interest when the amount purchase is more than 2k . Here is another one using a different color

If your under contract for a cash purchase , do you cash out your existing rental or get hard money ?

I have 2 free and clear properties located in Jonesboro, GA and need to cash out for my BRRRR investment. I'm currently under for contract for a quadplex and need funds to close this deal.

@Michael B. We did replace an end strip which was against the wall , it was an inch wide and 2 ft long . Never seen a gap after it was installed or buckle for we maintain a quarter inch all around the wall .

I have used Allure brand from HD which I have used back in 2012 and still looks good .  I believe  it has 25 year warranty for home use. It uses an adhesive rather than Tongue and groove to put it together . Go to the Pro desk so they can give a discount , back then I got it for $1 per sq.

@John Daly around Atlanta area there are stores that sells scratch and dent appliances that have full manufacturer’s warranty .

@Dan Perrott I used Allure on most of my rentals and used heat gun at the seam and putty knife to remove it.
