Buy the building. Get it re-assessed for value. Sell all the insides as you can. Donate it to a local university architecture school as a school project for a year and get a large write-off.

I think you have lots of opportunity here. The auditorium can be converted into climate controlled self storage pretty easily. the additional acreage can be self storage or depending on area boar/rv storage. Depending on zoning you can probably subdivide the tracks of land into other zoning areas with utilities to the lots can be sold off very nicely for development purposes.  Again depending on the zoning, I think there is lots of opportunity with the right ideas.

Why don't you outsource the production first to a small batch production company and see if they sell? Patent the process and the ingredients and have an NDA with manufacturer and they will produce it for you without large real estate investment, at least to get started.  Don't forget, the RE will be one cost, but certifications, FDA approvals, nutritional stuff and all the inspections....it will take you a year or two before you can sell anything....I recommend go to a white label production companies and ask them to produce your batches....they will have 99% of the stuff ready, and the remaining stuff like nutritional certifications and labeling, etc., they will already have lots of experience with and they will be able to walk you through it.  You can be selling your stuff in months not years.  Just my 2 cents.

I am not in Austin (Houston, TX), where exactly is Tesla building? is it on the 130/71 corner NW corner or on the east side of 130 closer to Webberville?  TIA

I am looking for recommendations/cost for an inspection for a small warehouse type of commercial property in norther Houston, TX. 

The property is sitting with water well and septic tank which I need inspected as well as the HVAC and roof/structure.  What are some costs or recommendations can anyone suggest?  Thank you.  I wanted to get an idea on the costs before I move forward with a potential investment into the property.  Never had experience with septic/well in commercial properties before.  Any words of wisdom or experience also appreciated!

I am new to commercial property investment (for investment purpose, not for owner occupied) and I am looking for recommendations on private/hard money lenders.  I am looking at conversion projects so need someone for 3 to 9 months and then re-fi out on existing projects for long term financing.  Any recommendations on such projects?  Thank you!

I would check flood plains in the area and zoning of what is allowed.  Also check the grading, there might be a limit on how much you can cover in buildings vs reservoir needs, etc.  They changed some rules in those areas after the last two hurricanes.

Does anyone have experience in adding ADU or additional separate living area in the Houston market as part of a flip? What were some costs involved and any learnings that can be shared? What was the age and type of the original dwelling and how successful was a flip? What type of ADU was added?Just some avenue of investment I am thinking of doing and wanted to see if there is a market for this since Houston has no zoning rules. Thank you!

I wanted to chat with with someone who has experience in shipping container conversions in homes (single and duplex to 4-plex) or building offices out of them (building them and setting them up with connections to city utilities).  Wanted to get first hand knowledge with some rough costs estimates.  It will be great to connect with someone in Texas, but anyone who has experience with such will be greatly appreciated.  Thank you in Advance!
