Question for Austin investors, do you do section 8? I just looked up rates and 4 bedrooms are 2k and 5 are 2.3k. The reason I ask is because I heard that Austin has a hard time with affordable housing right now, so it is being pressured by federal HUD to get more, thus thinking they would be in high demand. Are these rates not enough to cover the current purchase prices?

@Garret Anthony, can you share where you are getting the 100% LTV 5/1 ARM DSCR loan? Are there any payments upfront (environmental study fees or something)? what are if any pre-payment penalties?

I would jump at the deal, if everything lines up...zoning, flood zones, encroachments, etc.  I would rent out the house while build out is done to get the revenue, the large acreage would support not only self storage, but along the highway some store fronts, may be a gas station, make it mix use to diversify the income.

A newbie question about when purchasing a self storage with a warehouse or warehouse with extra land....if during purchase of an existing property with specific rents, I bring a signed contract for lease by another large tenant that will start a lease after the purchase, can that signed lease be used to get higher evaluation on the property thus higher LTV, either on original purchase or may be a double closing refi type....thus creating a 0 out of pocket cost? For example: buying a self storage which is valued 300k based on current rents, but it has large land area for which I already have a person ready to lease to build a large specialty warehouse for a specific price, thus with this lease consideration would make the value of the property worth 500k.

Unless you are doing section 8.  Those larger homes get a premium and paid by the government. If that is something you want to consider, 5 and 6 bedrooms homes go in the 3000k range per month.

@Scott Meyers in your "unwanted" locations were those long term storage, almost like self storage? How good was a rental and occupancy from those vs "wanted" locations storage? What have you seen as ROI or CoC returns on such places? I am looking at areas below high voltage power lines, those leases are extremely cheap and you cannot build anything, but placing storage containers are allowed...with gravel road paths/foundation.
