Post: Process and cost for a “simple” lot split in Houston

I know this discussion been around for a year now, so anyone has an update on what happened?
Also, if you did the split, how did you handle the split in the utility connections?  Did you end up building on both lots, if so, what did you build?  Thank you for the info!

I wanted to connect with someone local in the Houston, TX area to speak about building out small apartments, small office buildings and self storage out of CONEX Shipping Containers.  Is there a company that has those kind of build-out expertise in the area?  May be a general contractor(s) who have done a few of these?  Thank you in advance for any recommendations!

I am thinking of building a mix use self-storage facility, can a lease agreement during pre-construction on the mix use part, be used for SBA loan application to get a higher valuation thus LTV covering the entire construction? For example a self-storage facility that has in addition a large warehouse building that is built with a tenant already lined up and agreement is signed that they will lease that warehouse for X when it is built?

What are some of the benefits besides the tax savings in 10 years on capital tax in opportunity zones for self storage? Can the opportunity zone enable 100% SBA loans for self storage?
