It does sound odd that drug dealers would bury drugs in your backyard and then forget to get them, but in this day and age nothing ceases to amaze me when it comes to tenants. 

I would call your local police department and explain to them what happened and see what they have to say. They may offer to send out a few officers to scope your backyard for additional drugs. At least in that case, you covered yourself on the legal end and your tenant will know that you did something about the complaint they made.

Your homeowners insurance will not cover the damage as it is an act of God. The tenant can file a claim against their comprehensive coverage on their auto insurance and it would be covered under that.

I would just hire a flooring company to do it for you. The last thing you want to do is put all this work into the floor knowing that its not going to look good.

What type of house is it? $25k seems like a lot to pay for a roof.

The good thing about renting to tenants with pets is that you have a broader market. In my area many rentals do not allow any pets at all. 

I wouldn't charge a pet deposit. I think that could turn off some potential renters. If the pet does damage to the house you always have the security deposit to fall back on to cover those expenses.

Mindy, Thanks for the advice on the darker grout. I agree that tenants have no idea on how to clean grout.

I did 18X18 in my kitchen and I liked the look of the large tiles.

Seal the business out of the grout - consider using a latex additive for extra water- and stain-proofing. Use the darkest color grout you can - tenants do not typically clean the grout like you would, and it turns dark anyway...

@Jim Adrian Thanks for the links. They are very helpful. I always buy from the big box stores, but I like your idea of going to a tile store and asking about their closeout specials. I agree that good deals can be had this way.

@Bob H. I like the 12 x 12 tile. It makes installation for me easier and I like that you see less grout lines. Thank you for letting me know that you liked the tile. I think I'm going to give it a shot.
