I just bought a 2 family house that I'm looking to update the bathroom tile.

What brand of tile do you use for your flips or rentals?

I want to get a cheaper tile that looks nice.

What I have seen so far that I like:

Post: FAQ Forum Question: Should I Get My Real Estate License?

A few questions that I have:

1) If I get my license, do I need to have a real estate broker hold it for me or can I just hold it myself? My understanding was that I need a broker to sponsor me and hold my license. 

2) If I have my license and I represent myself and purchase a house, how do I get my commission? Am I given a separate check for my commission or do they just deduct my commission from the selling price of the house?

I have a question about rental increases for section 8 tenants. About 3 months ago I downloaded the form that section 8 requires to increase a tenant's rent. I filled out the application and I included all the comps in the area. The rent on this house is about $500-$600 below market compared to the comps. I requested a $100 increase and I have not had any type of response from them. Can anyone give me advice on what my next step would be to try and get this increase. Thank you.

I'v been using TrafficMaster and I've had very good luck with it. It's easy to install and even when a tenant moves out the flooring stays in good shape. 

I'm curious as to what brands of laminate that other landlords are using.

The lease states that he must maintain the yard.

As of December 1st we will be signing a new lease.

I currently have a tenant that is not keeping up with the yard maintenance of the home. He is mowing the lawn, but he is not taking care of trimming the bushes and trees. What I want to do is send him a letter letting him know that this is unacceptable and that I will be hiring a landscaper and raising his rent to cover the expense. What should be included in the letter? Should I give a timeframe that he has to get this accomplished before I hire the landscaper?

If anyone has a sample letter for this and is willing to share it with me I'd appreciate that.

I have a tenant that is part of Section 8 housing. I am looking to raise his rent. Are there any procedures in place that I have to follow or can I just send a normal rent increase letter to the tenant? Thanks for all the help. I love this community and all the knowledge that I am able to gain about the real estate industry.
