We are in Fairfax County and City of Alexandria. The strategy that seems to work for us is MTR but occasionally we get gaps of 2-3 weeks. Having the opportunity to do STR to fill those gaps drew us to City of.

In a small test we ran, the top-line revenue is higher with STR but the work and expenses of turnaround make the bottom line equivalent to MTR. However, a friend in DC makes much more with STR than MTR.

I'd recommend running Airbnb market research and comps to set conservative expectations in terms of revenue

Hey Dino, welcome to the forum. Sounds like you're digging through lots of great BP knowledge.

My wife and I are also house hacking. Our primary residence is our first investment and it had more cap-ex than we expected so now 2 years later, we're actively pursuing our second house hack.

We also are cohosts of the NOVA REI crew, you're welcome to attend and meet others. I've been to a handful of other meetups and I think our favorite (other than ours) is Omni Casey's Cashflow Breakfast Club. Lots of knowledge dropped there.

Hopefully, I'll see you at our monthly meetup.

We had a great meeting with more than half of our attendees being newcomers. Many househackers, several multi-family investors, a couple of long-distance investors and more than a few people who had yet to invest.
