Hey Jamal! My wife and I are in Alexandria too (West End) and we're on our second house hack in our early 30s. We are also shifting our focus from conventional financing to creative and this is opening up a whole new world.
I'm sure by the time you're our age, you'll be crushing it!
+ I'd recommend digging through the first 100-200 episodes of BP Podcast. There's a lot of gems in there!
+ I'd also recommend going to every meetup especially the close ones. There are 2 that happen every month in ALX, BPG hosted by Cassidy and another one by a BPG employee, Peter, focused on STR.

Hi @Nicholas L. and @Chris Seveney a few weeks after my post, they did a part 2 for the survey and 2 days ago, the Zoning Dept. emailed out an update for the proposed policies.
Here's their message:
"We want to keep you informed and share a preview of the proposed Short-Term Residential Rental Ordinance regulations and express our gratitude for your invaluable feedback and participation in Phase I and Phase II of the Alexandria Short-Term Residential Rental
Study.
"Phase I included 388 responses with over 1,200 comments and suggestions while Phase II included 141 responses and several hundred more comments and suggestions. Staff worked hard to balance the needs and desires of all study participants and develop regulations
that are simple, sensible, and enforceable."

Hey @Ozzy Sirimsi we average about 10-20 attendees at each meetup. Our farthest attendee comes from past Richmond. Our typical attendees come from NOVA. My wife and I come from Alexandria.
If it's a bother, I'd recommend checking out GRID meetups in DC. Those are great, the host is a super successful investor and broker (forgot his name at the moment).

Welcome @Azita Nejaddehghan! My wife and I house-hacked our first place in ALX renting out the basement on Airbnb as a monthly rental.
We're now on our second property doing the same thing.

@Brett Sheeran I've been to 3-4 and they're all good and different.
@Cassidy Burns runs a great one which is a nice blend of education and networking. I always learn something when I attend his.
Omni Casey runs several called Cashflow Breakfast Club, it's mostly educational with a bit of networking interspersed and at the end. Their first location is out in Reston area, but he has more in Fairfax, somewhere in Maryland and elsewhere.
GRID has various meetups around the area, I've gone to 2 in DC and really enjoyed them.
And lastly, I cohost a very casual meetup every month in Tyson's Mall, on the 3rd floor. We're actually meeting this Wednesday the 6th. Details here: https://www.biggerpockets.com/forums/521/topics/1214849-dmv-...

@Dylan Robinson I've got buddies that used their VA loan to secure big beautiful plexes in DC. They then did the STR model (with permits) and are able to cashflow a substantial amount.
However, this only legally works while it's your primary residence.
I've got other friends that used their VA loan to secure the rare plex in Alexandria. They also did the STR model while househacking and are doing well.
It can be done, but you may need to get a bit creative with your tenants, not just relying on the LTR model.
