We've got plenty of updates on our second house hack for this week's attendees.

Our basement should be getting drywall by next week (if not the end of this one). Meg has already begun buying some furnishings and I've written the first version of my Airbnb listing.

We've also lined up our first private money lender! That was the coolest (and most daunting) thing. Now we're finalizing the note paperwork with our lawyer.

I love your due diligence. I did not know about the Tenant's Rights and Responsibilities form. I'm going to be looking into whether or not I got this signed by my tenant.

We have a rental in Alexandria (the Fairfax side), specifically in the Huntington neighborhood that does well as an MTR. We've had a handful of nurses stay there since 2021, but it's not exclusive to them.

We're renovating the basement of our next house hack and it's in City of Alexandria closer to the existing Inova hospital and the new Landmark development. I expect it to do just as well.

Hey Max, my wife and I are new investors who right now are only buying in Alexandria, VA. We also cohost a monthly meetup in Tysons.

We've already got a realtor we've worked with and like. But we basically followed David Greene's advice for finding a realtor in Long-Distance Real Estate Investing.

Here's a summary of what we were looking for:

* An agent who has experience being a landlord/investor and so already shares our perspective (looks for opportunity rather than curb appeal)
* An agent who knows the Alexandria area well
* An agent who doesn't mind showing us many houses and writing a bunch of lower offers
* An agent who doesn't mind sharing their opinion about a property being wrong for us so we can move on to the next one

There are many great meetups here. I recommend checking out Omni's Cashflow Breakfast Club (there are a handful across NOVA). I like the GRID meetups. And there are a handful of others including one or two that meet at the Port City Brewery.

Sorry that we missed the post for May! In addition to this June event, we've also got July posted here.

We had a tidy group of mostly regulars plus a handful of new folks. According to my wife, one gal was just getting started. Another fellow was a successful wholesaler.

As an update, I got all of my permits and have begun work on my basement!

Recently discovered a limit in City of Alexandria on STR as well.

If you're operating an STR out of an ADU (includes basement ADUs) you can only STR up to 120 days/year. I believe there are workarounds. Possibly LTR your ADU and STR the main unit.

Or if you're in City of, and have the budget. Skip the ADU and opt for a duplex. A friend of mine in Arlington is paving the way (SFR -> duplex) and I'm sure our politicians in Alexandria will use his experience as precedent.
