Reminder that today's the day of the meetup!

Whether you're an experienced investor with dozens of doors or a newbie looking to buy their first house hack, we welcome you to NOVA REI meetup.

Personally, I'm stoked to say that the basement renovation is finally building some momentum. It looks like we'll be making some big moves next week! I hope to chat with some of you about it tonight.

We have a rental in Alexandria (the Fairfax side), specifically in the Huntington neighborhood that does well as an MTR. We've had a handful of nurses stay there since 2021, but it's not exclusive to them.

We're renovating the basement of our next house hack and it's in City of Alexandria closer to the existing Inova hospital and the new Landmark development. I expect it to do just as well.

Hey Max, my wife and I are new investors who right now are only buying in Alexandria, VA. We also cohost a monthly meetup in Tysons.

We've already got a realtor we've worked with and like. But we basically followed David Greene's advice for finding a realtor in Long-Distance Real Estate Investing.

Here's a summary of what we were looking for:

* An agent who has experience being a landlord/investor and so already shares our perspective (looks for opportunity rather than curb appeal)
* An agent who knows the Alexandria area well
* An agent who doesn't mind showing us many houses and writing a bunch of lower offers
* An agent who doesn't mind sharing their opinion about a property being wrong for us so we can move on to the next one

There are many great meetups here. I recommend checking out Omni's Cashflow Breakfast Club (there are a handful across NOVA). I like the GRID meetups. And there are a handful of others including one or two that meet at the Port City Brewery.

If you wanna check out mine, our next meetup is on June 5th.

Sorry that we missed the post for May! In addition to this June event, we've also got July posted here.

We had a tidy group of mostly regulars plus a handful of new folks. According to my wife, one gal was just getting started. Another fellow was a successful wholesaler.

As an update, I got all of my permits and have begun work on my basement!

May 1st is International Labor Day and there is nothing better than working on our portfolio! Join us in for the May installment of our real estate investor meetup.

Network, exchange knowledge, and inspiration in an environment that does not push products or services on its attendees.

Looking forward to seeing you there!

General update for folks! We had pretty major attendance in April's meetup.

Unfortunately, we don't have access to a Pro account. So until we get that resolved, you may not see further posts on BP!

That said, we're continuing to grow our group through Facebook and will continue posting there. Please check out our FB group here for regular event updates: https://www.facebook.com/groups/novarei

Recently discovered a limit in City of Alexandria on STR as well.

If you're operating an STR out of an ADU (includes basement ADUs) you can only STR up to 120 days/year. I believe there are workarounds. Possibly LTR your ADU and STR the main unit.

Or if you're in City of, and have the budget. Skip the ADU and opt for a duplex. A friend of mine in Arlington is paving the way (SFR -> duplex) and I'm sure our politicians in Alexandria will use his experience as precedent.

Just a reminder that we've got our April meetup happening in one week!

I'm looking forward to seeing a large group of attendees. And I've got some news on permits 😉

@Jose Barrera I also cohost a meetup and we have a few people who I can think of that would be interested in hearing about your deals.

We have an upcoming meetup in Tysons on Wednesday, April 3rd. Check us out here

OK folks, we've posted this early because I want to see if this increases attendance.

At March's meetup, we had about 5-7 tables full of people (about 25-30 people). A pretty good count!

We discussed everything from a large 300+ unit count development to figuring out how to turn a studio apartment in Arlington into a rental.

My aim is to have my permits approved for finishing our basement done in the next week or two and to already have started on the work! Hold me accountable, and be sure to ask me about it when I see you there.
