Thanks for the response. I tried explaining my intentions a number of different ways it didn't matter what I tried he was more intent on asking over and over why would a seller enter into a contract with someone without a license pretending to be a real estate agent. I have since that unsettling phone call posed the question if it was illegal to a number of people. I have been met with same consensus by everyone no it's not illegal and he was just a jerk. For just a minute I was truly concerned.

I need serious help here man! I thought I knew enough to get started in wholesaling and then today a 1/2 hour ago I just got a call back from an agent in regards to a home in Acushnet that I called about. Everything seemed to be going just fine, then in the middle of the conversation I told him that my intentions would be to wholesale the property. That's where things got ugly and crazy! The man on the phone told me that wholesaling a property without a real estate license in Massachusetts is illegal! He was irate threatening to call the attorney general on 3-way swearing up and down he teaches classes, and I've been duped by some guru! Is this true? Is it illegal to wholesale properties without a license in Massachusetts illegal? I'm just blown right this second. I really don't know what to think or say right now. Please help

Hi, I'm a newbie wholesaler with limited start up capital. So far I have managed to secure multiple cash buyers that are interested in both SFR and cash flow properties.

Now of course what I need to do next is locate the deals!

Due to my capital constraints though, this is the step I am having the most difficulty with!

I am looking to maximize my marketing potential for as little an upfront cost as possible. One of the strategies I plan on employing is the gorilla marketing technique of cold calling classified seller ads.

I am new at this, I'm not afraid of making mistakes I am aware you can learn a great deal from them. However I would much rather learn from the mistakes of others more.

I have decided 100% that REInvesting is my future, and because of this I want to come off as professional and knowledgeable as possible. I certainly don't want to waste anyone's precious time on the telephone, and I absolutely want to instill both confidence and trust with all of the sellers I reach out to.

Can anyone please help me put together a list of questions that I would want to make sure to ask sellers when I get them on the phone?

Any and all help would be so greatly appreciated!

Hi, My name is Dan Dwyer.

I am new to wholesaling, but not new to real estate. I am a Massachusetts wholesaler who has lived here most of his life. I am currently focusing the majority of my efforts in the Bristol, Norforlk, and Plymouth Counties of MA.

I am searching for cash buying investors that are looking to obtain SFR properties and small multi-units (duplex/triplex/quad) properties that are all in different varying degrees of distress, perhaps even a tear down situation if the location and numbers were correct. These properties would be purchased at a substantial discount off market price!

I am also seeking for individuals like retail buyers that are just searching for a great deal on their next home, or better yet maybe their first investment opportunity.

That being said there is always room for the families who simply fell behind due to things like-doctor's bills, job loss, forced relocation, divorce, death of a loved one, etc., these are just a few of the horrible situations that can happen to any home buyer along the road we all call life.

It is my goal to personally and professionally deal with all of the parties involved, in a continued effort to find and secure as many solutions, for as many people as humanly possible. 

I want it known that I believe in the saying "Karma is King" I'm a firm believer you get out what you get in. If you give me your time, truth, patience, and trust. I will do all that is in my humanly power to open as many doors as necessary to brighten the possibilities of your future.

Either way the system is the same "you" the "buyer" tells me the "wholesaler" as much as possible about what types of properties that you're interested in. As well as the types of things you are not interested in like "deal breakers". (what property type, how big, room counts, lot requirements, location, special needs, etc., ANYTHING) that you can think of that would help narrow down the search to show only the types of properties that you you would be potentially interested in.

Then I the wholesaler will then hunt down every lead possible that fits your given criteria. As I said earlier in this post I am new to REI but that doesn't mean I have no idea what I'm doing. I see an abundance of properties, from all over that are all surrounded by uniquely, different and specific situations for each and every seller. People that try to do everything on their own end up doing everything that they do poorly. I'm not trying to be utopean or anything. But I do feel that if a few of us like minded individuals got together we could at the least aid in the streamlining of things. At least That. But I think we could do so much more.
