I love this site

I hope you’ve got your popcorn & soda pop; this message isn’t going to be a short one!

At first glance if you were to read my profile page you might be wondering “what the hell does this guy want or perhaps what can he possibly think that he can do for me”.

**SPOILER ALERT** - You’re most likely gonna love me, or think I am a jackass who possesses an overvalued sense of personal worth in combination of too lofty a set of goals & dreams

I have only just very recently decided to throw my hat into the REI arena. It is true that as of yet; I am still very wet behind the ears & as green as they come in some ways of real estate in terms of personal experience.

It is also a true statement that I am currently working with extremely limited seed capital. I am beginning my REI career with such limited resources and with soooooh much to learn that it is honestly crazy for me to compute sometimes!…

However, these statements of fact do not scare me though… rather the opposite effect has taken place; it both completely excites & invigorates the absolute hell outta me!

The reasons that I am reaching out to you are as follows:

I look into everyone’s profile and for lack of a better word immediately “envied” the ways in which many of you have gone about presenting yourselves, your current objectives, and also your short term & future goals too

I only want to pattern my business & it’s practice after extremely successful examples

Since rejoining the community of BP I have been constantly & consistently blown away by the quality & quantity of advice and or assistance that is given by others in this community of investors & other real estate professionals

My gut told me that this is the best site for this outcry and to definitely take full advantage of this platform

It was made instantly clear to me that I would learn a great deal from all of you. I am completely cognizant of the value to be gained in absorbing the experience you can obtain through the sharing of both your own as well as others’ experiences; both the successes & failures

My conscience is clean in making this request of looking for community to better me in this industry because I am not looking for a one sided love affair here. In every relationship that I pursue to forge I always search for any & all ways that I could potentially enrich, enhance, or at least bring some measure of worth & value to it on a regular basis

Just by simply looking into your profile and through only a few moments worth of reading; I gain some degree of an understanding of what you would be interested in investment wise or what types of relationships you would benefit from. As well as a small idea about the methods you’ve used to grow your businesses. At this point in the game I have at least discovered what actually can be made possible through an open & honest line of communication

One of; if not my very first objective on this site is to build strong, lasting business relationships for more than just myself but for all of whom I come in contact with that I find to be; I’ve used the phrase before “quality professionals”. I am personally convinced and amazed by the incredible power & possibilities generated through a commitment to earnest targeted networking

I have made it my mission thus far; to bring value & business to others in our craft in an order to strengthen various bonds & utilize the combined strengths & advantages associated with the various roles played by both the many different real estate professionals & tradesmen also. I am always looking for possible ways for me to facilitate introductions in any way

I will always do this with the intentions & hopes of bringing benefit and or profit to all of the introduced parties

Due to my current yet thankfully momentary limitations I understand that one of the best & easiest ways in which I can be of value to others in this community is by identifying the wants & needs of others, locating those who possess the abilities and willingness to fulfill those needs, and then whenever possible I connect them to each other

In a very short time it has been made abundantly clear to me the power behind the concept & practice of constant, continuous word of mouth style promoting/marketing/networking, or even more so face to face, eye to eye handshaking

There is always something to be gained from an honest relationship there will always be a potential for mutual gain or profit

I always have & always will have extremely high expectations of myself. It is one of my basest of goals always; continuing to focus on learning, growing, and improving…

I always will be myself in this business, take me or leave me as I am. You certainly are only worth the perceived value of your reputation; whether as an individual, a wholesaler/investor, or any other professional in our industry.

I know I have a staggering amount to learn in many ways…but I never be eternally satisfied until I become a real estate jedi master!

I am completely aware that I will probably never be able to walk on water… but for some reason or another I’m always gonna try!

Until I take my next step in REI and the majority of my business is comprised solely of assigning contracts to other private investors; I only want to be thought of or considered to be the number one wholesaler; at least in one way or another to every quality investor/professional that I have the privilege of I coming across

I will always need as long as I am a real estate investor; all of the tricks, tools, & trades I learn through becoming a tremendous wholesaler

I want every aspect of my lead generation, my property evaluations, my deal analysis, my renovation budgets (determinations, estimates, & timelines) the complete all in requirements in both time and holding cost spent from start to finish, establishing ARV's, and of course nothing less than 100% picture perfect all-inclusive, data thorough, as easy to say yay or nay on in moment style property breakdown presentations!

I am not looking for someone to grasp me by my own two hands and simply place the keys to the kingdom within them…

I want to be thought of as an investor’s wet dream next best lead generator, next best free marketing networking/machine, next best potential partner or associate, etc.etc.etc. yatayatyayata!

Yes I need to learn a great deal and even more so to do to accomplish all that.

However a REI seed has been planted in my brain. It has completely taken root, no shttin ya; it's one of those big ole tap root going straight to my soul kinda roots. I need others like yourself to shelter, nurture, & encourage; In short order just shown me a little sun and water me a little bit every now and PLEASE…

Hello fellow BP members,

I am a new wholesaler from Raynham, MA. I am looking for some advice in regards to the best contracts to use for every stage of the wholesale transaction in MA as well as the most transparent verb-age for clear disclosure; and also the best clauses to use to cover oneself risk and inspection wise that would still be presenting the seller with the most attractive offer possible.

I would also appreciate any input on the clauses that can bog down, tie up, or outright undermine the success of a possible wholesale transaction.

Any and all help/advice would be appreciated; especially the advice given from those who have successfully & repeatedly used the contracts & clauses that they have recommended.

I am new to the REI world but I am trying to learn as much as possible in regards to ensuring that I am attempting to complete every aspect of the entire wholesale process in the most wise, prudent, correct, and of course effective ways as possible.

Hi BP,

I hope everyone is having a great day!

I am a new Raynham, MA based wholesaler/investor that is currently trying to assign as many lucrative contracts as possible throughout MA and RI in an order to build a reputation and also some seed capital for my fledgling investment company Wilson Property Solutions.

I'm am very interested in the idea of being able to provide sellers and or potential buyers with the option of private funds/financing for their renovations in an effort to be able to present, secure, and close on more attractive deals.

I am new in the game and as such am still networking and building relationships. At present I have not come across favorable lending terms for MA, only in RI. I am looking for terms as close to industry standard as humanly possible, due to the fact that I only want to present sellers and or potential buyers with a viable as well as profitable renovation funding proposition.

Hi my name is Dan Dwyer,

I would like to take a moment an introduce myself to all you RE investors and professionals. I am a recently new member to biggerpockets also I am a new RE wholesaler investor that has just opened the doors to my own REI company Wilson Property Solutions. I live in Raynham, MA in the Bristol County and I am presently 36 years old.

I am interested in buying properties throughout our state, but primarily in the Bristol, Norfolk, and Plymouth Counties. I am diligently and passionately trying to surround my self with every walk of life in terms of real estate professionals especially one's that are located near me or in the counties that I am interested in investing in. When I say every walk of life I mean investors, agents, realtors, brokers, real estate attorneys, title company employees, etc. I mean absolutely anyone affiliated with, or particularly knowledgeable about our industry, anyone at all that I could either learn from or team up and or partner with.

I am also interested in building a quality team of tradesmen for fix n flip operations as well. In the case of REI I am still technically "wet behind the ears" for lack of a better term, but I am doing my best to familiarize myself with all of the ins and outs of our industry especially in the MA marketplace. I want madly and deeply to become a true valued asset to our field. I want to continue to learn about our profession and also to continue to add to what it is that I can bring to the table in terms of business relationships.

It is my goal on biggerpockets and everywhere for that matter to build strong, lasting, mutually beneficial, potentially profitable business relationships. I forgot to mention that it's really outright wrong to be tying up this property in a contract with such attempts!
