@David Dey I have enjoyed our chats immensely oh "wise and witty one". It is mindsets and philosophies like yours that bridge gaps, move mountains, and aid in the survival of itty bitty fishes attempting to brave predatory open ocean waters in the REI ecosystem. I thank you in advance for the help that I know you will be to me.

I'm sorry we didn't get a chance to converse more yesterday. I am back in the hospital due to my "back" my surgery site is retaining fluid and has gotten infected. I have been at Beth Israel Deaconess since yesterday morning. Thanx for not wanting to throw me out with the bath water me being a new born REI babe in the woods. Just start talking to @Jay Hinrichs about flying he'll turn into a teddy bear softy in no time flat. Hah I have reached out to him and in spite of his lack of interest in PM communications he did give me the time of day. Don't be hard on him I think his mindset is a little different than ours and is more geared towards momma eagles kickin baby birdies out of nests and a survival of the fittest eat or be eaten mentality. He may seem gruff on the exterior but a little birdy told me that he's really a freakin panda bear softy when you pluck the right strings. But that's just my gut talking from a knee jerk reaction and interpenetration. I have yet to have the privilege of really getting to know him.

I look forward to spirited debates and discussions with investors that share both your schools of thought. 

I know I will learn from you both...

Gross misinterpretation of "for another".  If the one doing the marketing does not own the property that they are marketing they are marketing a property "for another" no matter what they choose to tell themselves.

This is no more a misinterpretation than I am an astronaut or big purple cartoon dinosaur...

All laws are open to interpretation in this country what do you think lawyers and judges do for us everyday...

I do agree that "wholesaling" as an agent is a risky idea. Many suggest that it is safer to do as an agent. I think this is absurd. As an agent you are held to a higher standard, you have a fiduciary duty to clients and a legal responsibility to deal honestly and fairly with all parties. The reason I disagree with James is that virtually all laws regarding brokerage use the term "For another", in other works if you are acting on your own account, you are not acting as a broker.

 This is my thought process entirely. I want to be able to provide homeowners and buyers with as many viable options as possible. I don't want to do this neutered and with one arm tied behind my back.

I of course want agents on my team for when they are needed but I don't believe I'm looking to get my license unless I'm forced to. I have no problem with rules, guidelines, and regulations. However over regulation is an entirely different matter.

I absolutely must hear more on this. I hope industry superman and newbies as well continue to add to this post. I myself have just formed my own REI Company and I am new to the scene so I have much to learn. This is a subject that I would like to hear a lot of different thinking industry professionals weigh in on.

Hello everyone in BP land from Massachusetts. I am a new wholesaler investor as of Aug. of this year from Raynham, MA. I have yet to close a deal, but have analyzed many properties. I understand there have been some recent changes that have made the Massachusetts Association of Realtors contracts I have outdated and obsolete. I have no interest in trying to secure a contract with outdated forms. Is there anyone that has more recent forms willing to send them to me? I am more than willing to try and reciprocate the favor.
