Charlton, tons of great advice in this thread. I saw you are in the Detroit area. My suggestion would depend on how much longer you plan on staying in your current residence? If you still have some years ahead I really do not see it being a huge risk to potentially take out a HELOC on your home. This of course coupled with the funds from your IRA could be a very strong start. The next question is obviously what NICHE to lock into. I would really assess yourself on how much of a risk taker you are and try to choose a strategy that goes along well with your risk profile. I hope this is helpful and I wish the best!

Hey Ryan, I think that every situation is of course going to be different and depend on a lot of things in your life. I am personally of the stance of getting into real estate when you can is the best option. You never know what life events that could pop up and make it much more difficult to buy a home. If you go by the standard that most real estate appreciate 4% yoy then I think it is always a great way to start. Also the best way to get experience in this game is to do just start it! I hope this helps!

Hey BP Fam, I am planning on doing my own fix and flip relatively soon. I have been an agent in Columbus, Ohio for 2 years now and I think I am ready to take the steps to do a fix and flip. Now I know a decent bit about fix and flip as far as analyzing properties and markets but not so much on the construction side. I am looking for some resources that could help me get a better grasp on what material costs are and how much bigger projects should be costing in my area. I am also very open to connecting with potential contractors or people knowledgeable on this topic. Lastly if anyone has anymore suggestions for someone in my shoes that may not exactly relate to the question feel free! I am very open to suggestions. Thanks in advance!!!

Hey BP fam , I am a little over 6 months into being a real estate agent and I am pretty discouraged. I know I have not been putting in the amount of work I can. I was wondering how some agents that work other jobs maintain to put in a meaningful amount of work to drive business. I know about social media but I feel like I don't have much to post about especially because I am not doing real estate activities often. Any feedback or advice is welcomed and appreciated. Hi everyone, I hope to move into a primary residence in the next couple of months! I was wondering if anyone in the central Ohio area knew anything about the Westerville area. I don't know much about Ohio's market besides that Westerville is an A class neighborhood. My question is does anyone think its possible to find a home in Westerville that could use a little work in the 150k range. I know that is a very broad question but honestly any insight into that market would be very helpful! I appreciate any responses and Happy Easter:)
