Larry Higgins I really appreciate the thorough response man! It makes all the differences for going down the right path versus approaching this ineffectively. I will most definitely take you advice and target abandoned houses. Do you have a method of finding vacant houses using agentpro247 or a similar service? I'll drive neighborhoods and look for good leads but it would be useful if there was a way to do this with an online service. Typically I've been doing absentee owners over the age of 55 with 50% equity or greater, or preforeclosures with equity or delinquent taxes with equity. I did get a potential seller tonight after doing calls for about 2 hours from my preforeclosures list..I'm already seeing the awesome potential in this process. Thanks!!

WOW! Man that was just the info I was looking for...so much in there!! 

I'll definitely want to look into an autodialer. Right now I have no idea of the conversions on cold calling but the goal I was just outlining would be 2000 calls per month. I got here knowing it takes about 2000 pieces of mail to generate a deal. In your experience are you getting a higher conversion than 1/2000 through cold calling? 

About the autodialer - is the intent for the service to ring numbers and once someone picks up, you are then connected with the individual? What edge are you getting there, just not having to dial and wait on deal lines? 

I signed up for locateplus. I checked myself, family, and girlfriend and its spot on but I've heard lexisnexis or TLO is way more effective...What has been the best service in your experience?

Hi all, 

I'm interested in how effective cold calling has been for your wholesaling? 

It seems that with a good skip trace service like nexislexis, TLO or even locateplus you could call your target market for much much cheaper than a mailing campaign...well at least with locate plus. 

I can set up locate plus for 70 /mo bucks, generate a list from agentpro247 for 80 /mo and call thousands of property owners. 

Anyone have experience doing the same?

Hi all, 

Any recommendations on getting updated phone numbers given an address? I was using Intellius but all the numbers were dead or very out  of date.

I've heard lexisnexis is a good resource but its only available to people in Law School...is that true? 

I would really appreciate any recommendation.

Quick question: How do you go about deciding which neighborhood or zip code to target? Specifically what types of indicators are you looking for to know you have a good area for deals? I live in Phoenix AZ if that helps!

Hi all,

Sorry if I missed this in an old question, but I figure the data is always changing so I wanted to ask a quick question.

How effective has driving for dollars been for you? Specifically, what's your conversion rate on properties you've scouted that actually become deals.

I'm looking to add driving for dollars in a new area of Phoenix Arizona and this will bring on 75 new unique properties a week I'm estimating. I'm wondering if 75 new properties a week gives me a decent chance of putting together a deal. Of course this is very dependent on location, but just wanted to get your input!

Hi guys!

It's been a little bit since I've posted on here. I have a quick question. 

I'm interested in hiring someone to drive neighborhoods for me. this would be part time work at 20 hours a week. 

I'm interested to know what is the best way to classify this person? Would they be considered an employee? a private contractor? statutory worker?

All information is appreciated! I plan on paying 10/hr but I'm worried about being liable if something were to go wrong.
