Wow! It looks likes its $62 dollars per area code to verify if a phone is registered..That is after the first 5 free area codes.

Anyone have suggestions to verify a large list to verify the numbers aren't on a DNC list?

Any help is much appreciated! Definitely can't get hit with a 10-16k fine.

Hey quick question on this..


Are the lengths of the HMLs around 3-4 months? My understanding is a flip should take in total a few month so I'm assuming the HML lender can recover their principle plus interest and points after 3-4 months. Am I correct there?

I'm on the side of finding properties so this is a bit foreign to me hah.

Right now I'm using a propertyradar to build my list. I then send it to a skip tracer to find all the phone numbers associated. I've asked them to put it in a format that works well for Mojodialer. 
I'm looking to use slybroadcast as well just set it up!

Wanted to mention I had some billing issues with the service initially, but your awesome staff helped resolve them quickly! Big fan of PropertyRadar.

So I guess I'm still a bit confused here.. whats the difference in the selection of Auction and Preforeclosure (excluding bank owned and 3rd party owned) versus notice of trustee sale date? 

My guess or understanding is that the auction selection is a later step in the foreclosure process versus notice of trustee sale? Fore that reason, properties with a lot of equity drop down in numbers in the Auction list? 

Am I correct here in saying that selecting Notice of Trustee Sale date: next 90 days will provide a list of those homes who have been notified they are going to trustee sale and the sale will take place in the next 90 days? I'm kind of answering my own question here haha but I want to make sure I don't chase down the wrong list.

Hi all, 

Quick question for those of you who have used propertyradar, especially in states with notice of trustee sales.

I'm building up a list here for Arizona - 

Criteria:

City: Gilbert, Chandler, Tempe, Mesa, Casa Grande, Phoenix
Type: SFR
Equity: 65-100%
Est Value: $100,000 - 400,000
Foreclosure Stage: Auction, Preforeclosure

My concern is with this criteria I'm only getting 33 records...
I think this might be how Arizona processes a foreclosure as a Notice of Trustee sale?

If I remove the foreclose criteria and change the notice of trustee sale date to "this year" the list jumps up to 531 records. 

I'm looking to target pre-foreclosure. I guess I've somewhat answered my own question by changing the criteria I mentioned above, but if someone has experience with generating these lists I'd love some verification that I'm applying the correct filter.

Awesome, great info!
3000 - 5000 seems reasonable. 

The reason I've started this is I heard its 15,000 in Phoenix specifically..at 15k it starts to become not worth the money. 

I'd love a 3 - 4 to 1 :)

Hi all, 

I wanted to get some feedback on your conversion for yellow letters. 

I've seen lots of figures thrown out, and of course it depends on the market and what list you're mailing to but I thought it would be good to get an open discussion going.

If anyone works in Phoenix specifically, I'd love to know how many letters its taking you to get a deal.

I'm taking a list from agentpro247 as we speak and going to narrow down the search by including Estate. Also, I'm checking out Mojo Sells now.

Last question - do you typically try and call in the evenings so you get people when they are home? or have you had success calling in the day?

Excited to jump into this - if i have question I''ll reach out but I definitely have a good direction now to jump in with the cold calling.

Awesome!! I'm going to add the google street view into my process for sure!

I'm thinking tax delinquency absentee owner would be a good list to look for abandoned houses. 

Also, what autodialer do you use? I may set that this week since I want to do a lot of calls. 

Anyways thanks again for all the info!! The lead turned out to be a 7 bed haha so tackling this should be fun!
