As you mentioned it is an unfortunate situation and unexpected. But from a residents POV we all still have to live so we continue as usual just taking precautions and measures to ensure our families are following safety procedures using filters and bottled water for consumption as much as possible. 

From an investors POV homes are still selling people are still buying and with tenants we make sure they are taking precautions and have supplies such as filters that are being provided. 

With national coverage and assistance pouring in from the state and federal levels this may well be a turning point in a renaissance for our area that will ultimately be better for us in the end   In my opinion.

I totally agree with the other guys and WELCOME TO BP @Lora Boulding the podcasts have helped me out tremendously as my reading time is limited at times. Also seek out any REIA's in Georgia close to where you are moving and learn the market there and you should be fine. And don't let anything hold you back from moving forward with your goals. Happy to announce I closed on my first wholesale deal on the 11th and just got my second deal under contract yesterday. This can be done!! Thankful to BP and this comunity for grooming and motivating me to reach for success despite bumps in the road. Nothing is better than learning and getting paid to learn at the same time. I think newbies that are looking to get into the buisness and looking for mentors should not forget to seek out homes with signs "for rent" these are alot of times veteran investors/landlords that can offer much needed guidance throughout the entire process. That's my advice as this can also turn in to great long term relationships!

Check out some of the REIA in your area also and connect with some investors in your area as they can help you in regards to laws in your state. And as @Jeff Rabinowitz suggested, search here on the site and you may find info from someone in your area concerning wholesaling.

I agree with @Eric X. an agents guidance would be beneficial but a property can still be place under contract without a deposit or earnest money if seller is ok with it. I use earnest money as a way to show I have a interest in making the deal work and am serious about getting the property sold or buying myself.
