Sorry I have not been on in a long time, I have not yet done BRRRR but been accumulating units by the normal 20% down. Property management has been a nightmare. Trying to find a company that knows what they are doing

Another issue is you will have to have utilities in your name along with the internet. When the tenants don't have to worry about utility costs you will notice very high bills.  Cooper Young/Midtown would be the best place to do this for sure.

Most PM's wont do this bc usually the renters are low quality. The amount of work that would go into managing this place would be too difficult and time-consuming. Just go with a multifamily property.

South of Willow is the lower quality area for this zip code even though it’s still a hot area. If it is in the budget and your flipping than painting the brick is a good idea. It does give the home a fresher look.

I think rents for many years here have been stagnant so the recent increases are just part of slowly catching up.

Either he is truly busy, someone else has made him a better offer or he knows there are others entitled to the profits and is looking for another way to get all the money.  I hope your contract is solid and you might have to file a lien against the home so that he cant back out on you which will make it so he cant sell it out from under you.

Most do and have to get a personal loan using conventional financing.

Have you found a commercial lender yet as you need to see if they will even consider making a loan to a new LLC.  Get your financing in order, then get a commercial realtor to help you.  Are you thinking of multifamily or something else?
