38109 Westwood Memphis Buy & Hold

Hey y'all,

I'm considering an investment in the 38109 Westwood neighborhood of Memphis. See specific location below.

Numbers meet 1% rule. Just want other opinions on the area.

I own several in 38109 but I wont buy west of highway 61. No commerce, no jobs, no nothing as you keep going west of Highway 61. Nothing but the MS River. Maybe look at Coro Lake area that is really far south in 38109 and is west of 61 but even that area can be tough. 

You have to be really careful these days. The inventory is low so there are investors and property sources that are expanding into areas that have historically been areas to stay away from. I would proceed with caution on any house west of Highway 61 in 38109.
