Did you discover the issue during the inspection period? If so you should be able to cancel but if you are doing it out of the inspection period you are stuck and could run the risk of losing your earnest money if you put any down. 

Also, the language you used is very vague and could be argued against it.

I would suggest getting Dave Ramsey's book called The Total Money Makeover and read that. You guys need to get rid of that student loan debt. I cant imagine that renters would rent a place and not want to utilize the garage. Your new place should turn into your new business location as well.  Any positive cash flow should go towards paying off debt. Good luck

This topic is a little more difficult. Is there anyone in your local market you could take out to lunch who does flips? If you could shadow someone a little this would be better than any book. Good luck

Railton, it just depends on where you are at. It is an area that has improved over the years. Without knowing the actual address it is hard to give an opinion.

There is no time between loans. You should be able to move as fast as you are able to.

Prices may not be soaring like they were the past several months but the home is worth more now than when purchased and rents done historically go down.  The home should cash flow better now so I dont really see any downside.

The Cordova area has always been a great area for rentals. They have become more desirable over the past several years.  Rents have also drastically increased as well. The question to ask yourself is do you keep it and collect cash flow or sell it for a one-time significant profit?
