Memphis rents rise- but how?

Over the past couple of years we've seen a pretty big surge in average rental rates in Memphis.  There has not been a corresponding spike in wages or a massive influx of new jobs.  Any thoughts on what is driving this or how it is sustainable?

I think rents for many years here have been stagnant so the recent increases are just part of slowly catching up.
