For true investment where you’re not living in 20-25% down. If you plan to live there 5-10% down. Dave Starling is a great mortgage broker and has done most of my deals. Highly recommend. 

Prices are so high currently that may be a good method if you can find something with enough damage or need of repairs that you can buy it low enough.  Best wishes,
