Gregory,  I wish you the best. In the 6 1/2 years that I have been investing in Wilmington, the only wholesale deal I've been able to buy was from HomeVestors. I want to buy from wholesalers I just haven't had any luck. You can hear my story on BP podcast #193. If you find a good wholesaler please let me know. If I can ever help you in any way just let me know.

I have done the same as the "Signature Loans" at 2 banks. Ask for a non secured loan or line of credit. It is usually lower than a secured line and may cost $250 every one or 2 years. I did one for $25,000 and over the years they raised it to $50,000 and another one for $30,000 at a different bank. I have used Wells Fargo and First Citizens.

I'm in Wilmington, NC. I could be wrong but I believe you are going to be required to put more of your own money into MF than SF. I started with SF then added MF. I make a better return on my SF homes.

Thanks for all the suggestions.  I should have included more information.  This is a Single Family home.  The neighbors are not my tenants.  I only own this one home in this neighborhood.  Thanks again for all the suggestions!!!

Thank you for your input!  Is the "notice of non-renewal" something I can break the lease for?  (Without it going to term?)  The tenant has a 12 month lease and this is only the 2nd month.  Is there anything that I can do immediately to help with this?  I APPRECIATE ALL SUGGESTIONS!!!!!

I have received a few called from a tenants neighbors saying that her dog barks all night long.  My lease states that if an animal is deemed dangerous that they have to remove him within 48 hours.  However, in this case the neighbors have contacted animal control several times and they either haven't or cant do anything about it.  What can I legally do to help the neighbors?  Is this any kind of breach of the lease?  (It is a desirable property and I could easily rent it to someone else.)  Thanks for your input!!!!

Welcome to BP and the Wilmington area. I would suggest to start attending Coastal Carolina REIA that meets once per month on Thursday evenings. That has helped me tremendously.
