That is VERY solid option.  There is always a strong pool of renters and I've heard/read about landlord requiring that the parents be on the lease.  What do you think about that?

My hypothesis is simply bad management and updating. The property was built in 1970 and it appears that it has limited updates. I estimate that it will need some moderate updates.  I'm just unsure that putting in quality renovations will necessarily be compensated in higher rents.

Can there be two different cap rates? As in a "nicer" part of town vs. "not-so-nice" part of town?

Hey BP,

Just found this deal and am planning to submit an LOI for it. I currently live in CA and the deal is in another state. i've lived there before so I know exactly where the project is located, across the street from a college campus. So here is the plan and please, shoot holes in it. I plan to VRBO my current house in CA for about 6-12 months and then find an AirBnB place to stay for 6 - 12 months near the project. That would afford me the most hands-on and yield me a much higher likelihood for greater success. Also, on the money side, after I've negotiated a strong deal, let me know if you'd like to participate as I will be looking for funds. Thanks everyone!

That Grant Cardone podcast and his books are AWESOME! That dude is an animal and I really enjoy his intensity.  Great work getting all that done and it seems to be picking up speed for you!  The mindset shift has to happen as Cardone says, taking normal levels of action is not where we will find success, we have to take MASSIVE levels of action!

Great question! My personal opinion is that you ACT NOW... whether you decide to wholesale it over to the investor, find a way to participate in the equity capture and/or cash flow on the deal, etc. If you aren't completely comfortable with that just yet, by "bringing this potentially GREAT deal to the investor," you are strengthening your mentor-mentee relationship anyway.  Best of luck!
