@Jason Mak, that's a very impressive project! Thank you for sharing the story as it is inspirational to those of us who have not done a commercial deal, especially at that caliber. I do have a related question though. If one was to go with the "friends and family" method of funding, how would you structure that? Create an LLC and have everyone "contribute" their portion? Feel free to point me in the direction of where to find out more information about that if the answer is too lengthy to type. Thanks!

I've talked to people that have had the house listed with an agent. Don't tell them to cancel their contract with the agent, ever.  I simply tell them that if they ever decide to terminate the contract and the house is no longer listed with an agent, to feel free to call me back to see if we can help them.  Sometimes they ask questions about how our "Sub-To" program would work and sometimes you can entertain a hypothetical conversation.

Lots of good advice here already.  I once found a GREAT set of VERY GENTLY USED faux stainless steel appliances.  The lady just didn't want them because she wanted the real-deal.  I would DEFINITELY check out the recently sold comps too... and just to keep your finger on the pulse, check out the comps that are currently on the market, "follow them" on whatever your favorite home buying website is, to see/verify Days on Market and what they end up selling for.
