I have to mention the late Jack Miller. One of the truly great minds in the real estate biz. I've read everything he's ever published. Also, John Schaub.

Run your numbers...perform your due diligence. If you like the deal don't worry about who gets paid what.

Has anyone had any experience with Blair Havler? He's promoting a direct mail service for investors and mentiones a 10% response rate. He charges a monthly fee for the mailing and then you pay for responses.

Dan,
You can make money wholesaling in the Dallas Fort worth area but it won't be from bank foreclosures. I watch the MLS almost everyday. If a bank property is listed at an attractive price it will immediately get muliple offers. You must buy from private sellers if you are going to do any kind of volume as a wholesaler.

Brian, When my neighborhood association places a few signs out about our 4th of July picnic or an upcoming association meeting, does that qualify as blight?

I recall there was a special session with Aaron Mazzrillo and Ryan Webber. Is that included?

Gee Ryan, I thought all you had to do was sit in your underwear with a laptop and conduct a countrywide virtual wholesaling biz.
If you are going to tell the truth about this business i guess you should stay away from the guru circuit. Good stuff as usual!

In the Dallas area of Texas what should I be paying a year for insurance for arental valued at 90K and can anyone recommend a good agent and company.

Rob,

The postcard was a bright yellow card with a good headline and the usual benefits of selling quickly for all cash. List is current. Returns run about 20 per 1000 mailed. Seeded the list with my name. I have read past posts about some getting response rates of 1,2 or up to 5%. I wonder how much of that turns into actual purchases. If i could get to .5 of 1% I would be one happy camper.
