Just mailed 1000 yellow letters to a list of properties that have no mortgage. I receive about 20 hate calls and about 10 more polite take me off your list. Only had one person interested in selling. Considering the cost of this mailing I'm not inclined to mail to it again. Anyones thoughts on this would be appreciated.

How the heck is someone supposed to build a portfolio of owner financed notes when the the tax code is very specific about paying tax on the difference between the basis and the sale price. Rent it for a year and then create an installment sale?

Other than expired listings and pre foreclosures who would be best to target to try and negotiate seller financing so I can resell on a wrap?

Is it a waste of money to mail to expired listings when the owner is living in the house? I am thonking about just mailing to those that are vacant.

At .40 cents per postcard that would be 2000 cards mailed with a 5% response rate. Who do you mail to and what postcard do you use? I have never had any better than a 1% response with any postcard I have ever mailed.

If you had $1000.00 a month to spend on marketing and you are only intersted in houses with a good deal of equity how would you allocate your resources? Also, how much does anyone spend to get 100 leads per month?

It seems like absentee owners are being bombarded with direct mail. When they do call they just run as many investors through the property as possible to get the highest bid. And on top of that they don't seem to be particularly motivated. I have pretty much
discontiunued mailing to this list for this reason. I welcome any feedback from any and all.

Jonathon,

When mailing to a free and clear list, how many do you mail to on a monthly basis, how often do you hit the same list, and about how long does it take to start getting any decent response?
