Are you sure? I was told that any loan on a 1-4 family dwelling falls under the new law regardless of financing method.

I am getting conflicting information as to whether hard money lenders have to comply with the same lending guidelines and procedures starting Jan 1, 2014 as those that do owner financing. Hope to get some qualified feedback on this.

A few questions for Aaron: Hand addressed envelopes, handwriting font, or typewriter font. Does it matter?

Are yellow letters better than regular letter?

Small or #10 envelope?

Letterhead or strong headline at top of letter?

Best book on negotiating.

Does postcard color matter?

A friend of mine just went through $5000 and about 50 leads he bought from a lead provider. Didn't buy a single house... and the guy is a well seasoned pro. Sure can do a lot of direct mail to your "targeted" list for this kind of money.

I continue to mail postcards 4.25x 5.5 yellow w/ black ink. Not a lot of calls but good calls. With ten calls I'll get a deal. 2000 postcards, cost 650.00 dollars. A recent house I bought, the guy shoes up with a folder full of mailings. letters, full color postcards, over sized postcards tec. My postcard was the cheapest of the bunch. I asked...why did you call me? He said I mailed him more frequently than the other guys. same thing on a house I bought today. Keep the message simple and be yourself. Just keep mailing and you will buy houses. Always point out the benefits and try to use a little humor. I would still rather send more postcards to the same list fewer letters to a smaller list.

For what it's worth I have been using Action printing out of Lubbock Texas for all my printing and direct mail. They are cheaper than Click2mail by almost 20%, they have great customer service, they will mail any color postcard, whatver coipy ou want to use, they do mail merge, graphics. My mailings are going out at about .32 first class pre sort. That cost includes printing, addressing and postage. Send them your card, your list and tell them when you want it mailed. Call Randy. if he's is unavailable talk to Reache. Great people. They can also print yellow letters.

Please take off the diaper and put on some big boy pants. Find your own deals where you can make 66K instead of 16K. Watch your own plate... not he other guys.
