Both of those homes are C- to C+ homes in my opinion, I would lean more towards the home in 38109 zip code due to it is close and considered to the Whitehaven area. This area is much more stable than the Frayser area.... $60k will not get you a B grade or higher home here in Memphis unless you purchase a foreclosure and rehab it.

Welcome to Bigger Pockets!! You currently live in a GREAT place to invest Nashville is HOT!!! I would start at home first which is how you will learn he ropes a lot faster than investing outside of our current home city. I do understand that sometimes prices may be too high but first do your due diligence then see where it gets you. $50k to invest is a nice down payment for a investment property in CASH-Ville!! LOL!!

If I were you I suggest looking at he downtown/midtown areas of Memphis Tn for multi family, industrial or commercial revenue property to hold. Between $100,000 and $3,000,000.

Based on your price point you will find some gems!!

The area where this duplex is located is really rough, lots of gangs and break ins abandoned properties. I owned a property in the area on Winter tree Drive it was very hard to keep a tenant in the property. The property is definitely over priced if you are buying it for $89k and it needs $12k of work??? Also I am sorry to inform you that property will not appraise for $140k ARV EVER!! Nothing in the area has sold for that amount from what I can tell.
