I just wanted to let you know as the others have it's always best to go visit the areas that you plan to invest in, so you will see for yourself the Good, the Bad, and the Ugly.. Some areas are not for all investors/PM companies just as @Michael, @Chris, & @Jon stated. Be careful and do your research you will be fine... Good Luck!!

FYI

I grew up in those zip codes, my mom, sister, uncles, aunts, cousins, and a ton of my friends still live in those zip codes. I attended grade school, jr high, high school, and college in those zip codes. I have also purchased real estate investments in those same zip codes...

We stand behind our investments that's all.... <Confused> Not sure what Prices of most of our homes under $50k matters since 70% of our properties are FREE & CLEAR..

I welcome you and I to go by each one of the properties and you can also view my Rent Rolls/Sec 8 Payments for each that's why we can stand behind our first 12 month Rental statement..

On your potential investment here in Memphis TN, but I do agree with @Dean

If the home owner doesn't have title insurance and you can not get title insurance I would stay away from it.

Hello Raghu,

Welcome to the site... You are correct in the fact that you would not be able to view the properties you bid on in person, but you could always Skype/Facetime with someone in the area where you are looking to purchase your real estate investment. I don't mind doing that for your here in the Memphis Tn area if you decide to purchase here.
