Looking to invest into rental property!

Hello everyone, first post here! I’m currently looking to buy my first property. I have up to $50,000 I’m willing to invest, I currently reside outside of Nashville TN, also been looking throughout the surrounding states/cities such as Georgia, Alabama and Memphis TN., any advice on where should I look more into, I’m also interested in looking into Multifamily properties.
