South Memphis market is GREAT in my opinion, I would not suggest anyway that is not from this area and have not lived in this area to invest in this area unless you know someone or have a company managing your property that is from this area. It can get real sketchy if you know what I mean.... Trust me!!

Definitely use your leverage with bank financing also see if you can get some seller concessions to help help your closing cost if the home appraises for more than contracted list price usually banks allow 2% seller concessions based on lender and loan amount. I actually just did this for one of my investors and the lender/bank was coll with us doing this. Use your leverage and these low rates as much as you can.

I have heard of that Turnkey provider, they invest in some of the same areas as I invest in and areas I grew up in. I suggest you go out and visit those areas and the turnkey providers in the city you are looking to invest in.

If your lease states that you have to give non paying tenants 30-day notice to move then all you have to do is write a letter and state you have 30 days to vacate property. If they are still in the property after the 30 days then you will need to hire process server to go to court house file the FED then they will be served with court date and you should hire lawyer then to represent you or your company then they will have 10 days to vacate the property after you win judgement.

I think anything and everything in 38127 zip code is C grade or less... This is just an opinion some people may say there are A and B neighborhoods in 38127, unfortunately out of my 41 years here in Memphis I have not seen one yet. And I invest in 38127 a lot!!

I plan to cash flow over 15% on any investment I make in Real Estate if it is not over that amount I tend to not pursue the deal unless I see some sort of major appreciation in value coming to the area/property. The question would be specific for the different markets because the different markets and the A,B,C, D grade investment properties typically play hand and hand higher risk means higher reward , lower risk means lower reward (ie cash flow)..
