Could someone school me on a ROTH Solo 401k?

So, I've got a full time job and an employer matched Simple IRA that I contribute to. I'm also a real estate agent and investor, and I have read some things about a Solo 401k plan, that I may be able to start and fund because I have self employment income, and am a sole proprietor. I currently have a ROTH IRA that has very little in it that I'd like to roll into that. I'm just looking for more info on the Solo 401k plan. I like the ROTH idea, and I like that I can eventually take loans from it to fund down payments for my real estate investments. Who's using them, and what do you think? Thanks in advance!

Solo 401k can be very powerful vehicle, not only as tax shelter (it allows for very large contributions comparing to an IRA), but also it can be self-directed giving you the ability to invest in assets classes of your choice such as real estate, private lending and more.

Among the benefits it offers is the ability to contribute post tax (Roth), borrow from it by using participant loan and much more.
