 Our volume doesn't justify the annual cost of QuickBooks online or yearly subscription of QuickBooks Desktop PRO, which is why I am looking for ways to get a standalone version so I can make a 1 time purchase, then after that will still be able to use it without having to pay yearly subscription (whole point is so I can use it for our business and train my son who is a first year accounting major to use it).  I heard that with QuickBooks Desktop PRO 2024 it is a yearly subscription (at $650/year, and you MUST buy it before 07/31/2024) so by the 1 year renewal if you won't renew you won't be able to use it at all.  Do you know if let's say if I buy QuickBooks Desktop PRO 2022 (that is, if I am able to buy it) then in 2025 even if I don't renew it I will still be able to use it?

I'm looking for a version that I can buy outright and continue using without the need for annual subscription renewals. I’ve heard that newer versions of QuickBooks Desktop now operate on a yearly subscription basis, but I prefer a one-time purchase if possible.

Could you please share where and how we are able to buy it? Any tips on avoiding the subscription model would be greatly appreciated.  I use RentalHero to do our bookkeeping so I don't really need this.  However, my son is a first-year accounting major so I think I can get this and train him ahead of time.

Hi BP,

Somehow I can’t post this under Commercial category so bear with me.

I manage a retail strip and we just have a vacant this month. This is an end cap unit with drive through and patio. We didn't even lust it yet but already received an LOI for it. Previous Tenant was a coffee shop and this prospective tenant will also be a coffee shop.

There are 2 things on the LOI that I need your input on:

1- prospective tenant is asking to play prerecorded music on patio. We don’t allow this current at our shopping center. Should we allow this now? What are the pros and cons? Our other end cap is a very good restaurant with patio also but we don’t allow this.

2 - they ask for $20/SF in TI. This is a second generation coffee shop and everything is there already (except this will be a different franchise so it’s just cosmetic that they will have to deal with in terms of build out) so $20 in TI seems a little bit steep to me. What do you all think? What should be a reasonable TI to give in this case? How much will you give if it were you?

Great point.  I will add this to my checklist too.  And that restaurant tenants will do quarterly cleaning of the grease traps.

 I have dealt with this recently.  We did everything you said above, and also replaced all blinds and good thing the smell is gone, didn't need to use Ozone generator.
