@Kevin Sobilo Thanks for the input.  No, I haven't sued them yet.  Still don't know what is the next step which from you sounds like I need to take them to small claims court first.  So will look more into it.  Thanks.

Hi all,

My previous tenants moved out 7/31 and I found out they smoked inside the house.  It cost me $4800 to get rid of the smell (replaced all blinds, painted the whole house, air duct cleaning) while their deposit was only $2300 so they still owe me $2500.  I kept asking for their forwarding address so I can send invoice to them (via certified mail) but of course they have been quiet.  At this point I am thinking of sending them to collection agencies (not counting on them paying, but at least so that they will get reported and it will show on their credit report) but I don't know how.  Has anyone done this before and what are the steps you need to do?

Any input is greatly appreciated.

@Heidi Kenefick  .  I have been using Rentalhero.  I just saw Rentastic last night and just took a quick look and it seems to me it's very similar to Rentalhero (looks like Rentastice is more user friendly thank Rentalhero).  Both are for tracking income/expense and generate reports (P&L, cash flow, but not balance sheet) only, not for listing, screening, collecting rent.  Let us know what you end up with using.

Yes, I have been doing it every week or every 2 weeks since I am there that often.   But the last few weeks I was out sick so couldn't go.  If I am not wrong, it has been 4-6 weeks.  I will definitely go with trial and error to see how long it will get dried up.  I don't mind doing it often but things come up like when I am sick or too busy to come then I always get nervous about getting calls from tenants anytime.  I was literally telling my brother about this yesterday saying I will come there this weekend and I got the call from tenant first thing this morning.  Thanks for chiming in.  I really appreciate it!

 Bob.  I forgot to give you update.  You were exactly right.  There is a floor drain in the riser room in the back and I missed that.  After you told me I have been pouring water into that one at least once for every 2 weeks and the smell went away.  Is there a more efficient way to go around this (as in we don't have to pour water down the drains) or this is pretty normal to see in shopping centers?
