2 br , less dependants and excuses why the rent is late . I invest in 2 unit 2br units. I asked this same question to a good friend who owned 20+ homes and his answer was 1 and 2 br. Rented faster and stayed longer.this is what works for my area hope this helps

you raise rent, they agree to pay and stay sign another lease. 2 mo. In they can't afford it , takes 60 days to evict and another 30 to clean and rent again. What do you gain even if they stay? Another year of headaches. And what are the chances they know the RE law. Kick them out ASAP

it's Georgia . You don't need a garage. Put the money into upgrades that will get you more rent or longer tenants

recently had a foundation issue myself. Got an estimate for 2100 to fix it and got it done for 600. Make sure you get at least 3 estimates.

Flipping in baltimore might be a better idea . #1 in foreclosures.  It is a give away state and I'm sorry to hear about your struggles . Send me a pesonal email  at  if you want to invest in rentals outside of md.
