3 bd or 2 bd, which do you prefer and why?
Which do you prefer a 3 bedroom unit or a 2 bedroom unit and why do you prefer it in your market?

3 Bedroom 1 Bath is actually my favorite. 3rd bedroom ads a lot of rent and is more marketable if you decide to sell. The 2nd bath, on the other hand, cost a lot price wise but doesn't add much rent and only increases maintenance (one more toilet/sink/shower) in my opinion and experience.
I actually discovered this on accident ... I used to prefer 3/2s but got a great deal on a 3/1 in a nice neighborhood so I bought it and it has been the best performer in my portfolio.
